A lead clearance is a two-step process designed to verify that all lead hazards have been properly addressed and that your property is free from dangerous lead dust and debris. This service is required for rental properties built before 1978 in cities like Cleveland and Akron, and is necessary to obtain a Lead Safe Certification.

Visual Assessment:
Our certified clearance technician or risk assessor will thoroughly inspect your property for any signs of deteriorated paint, visible dust, debris, or paint chips. All areas, including floors, windowsills, and exterior spaces, are checked to ensure no hazards remain.Dust Wipe Sampling:
If the property passes the visual inspection, we collect dust wipe samples from key surfaces such as floors and windowsills. These samples are sent to an accredited laboratory for analysis to confirm that lead dust levels are below regulatory limits.Clearance Report:
Once your property passes both the visual and laboratory assessments, you receive a detailed clearance report. This documentation is your proof of compliance and is required for Lead Safe Certification applications

Whether you are buying, selling or maintaining your home, Cuyahoga Valley Inspections provides professional and quality service from the moment you call us. Our certified home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association.
After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference. In addition, our home inspections include complementary floorplans.
